CGA recently completed a high-profile sports hall refurbishment project at Wentworth Primary School in Dartford. This project involved a full demolition and reconstruction of the existing roof, which had previously collapsed. The works were comprehensive, incorporating modern insulation and waterproofing systems to ensure long-term durability and energy efficiency.

Project Scope

Roof Reconstruction: Complete demolition of the collapsed roof and installation of a new insulated waterproofing system, enhancing the building's energy efficiency and structural integrity.

Sports Hall Refurbishment: Major refurbishment works including the installation of new M&E services, modern windows, high-quality flooring, fire doors, and redecoration to refresh and upgrade the facility.

Extension Construction: Construction of a small extension to the existing sports hall to provide additional space and functionality.

Temporary Works: Implementation of temporary structural supports to ensure safety and continuity of work during the construction phase.

Challenges and Solutions

Challenge: The existing roof had collapsed, requiring a complete demolition and reconstruction while ensuring the safety of the occupied school premises.

Solution: CGA swiftly demolished the collapsed roof and installed new steel lintels for structural support. The new insulated waterproofing system was applied to enhance durability and energy efficiency.

Challenge: Designing and integrating M&E services, steel framework, and specialist roofing components within a tight schedule.

Solution: CGA was appointed in December 2023 to design the M&E services, steel, and roofing. Procurement of long-lead items such as windows, timber cladding, and specialist gym equipment commenced early to ensure timely delivery.

Challenge: Maintaining the functionality of the school during construction and minimizing disruption to the school’s activities.

Solution: Temporary works were implemented to support the structure during construction. The building achieved watertightness by March, allowing for the installation of windows and timber cladding in April. The project was completed seamlessly, ensuring the school could use the hall for end-of-year celebrations.
